Current Opportunity: Licensed Property Manager - Edmonton, AB
AspirePeak Properties Ltd. is seeking a Licensed Property Manager to join our team in Edmonton and surrounding areas. This part-time role begins with managing a portfolio of approximately 40 units, with the opportunity to expand into a full-time position by the end of 2025.
We specialize in working with new home builders and savvy real estate investors, ensuring their investments are managed with professionalism and care. This role is ideal for a self-motivated, organized, and people-oriented professional who thrives in a results-driven environment.
Key Responsibilities

Leasing Responsibilities

Respond to tenant inquiries via email and phone regarding available rentals.

Pre-qualify prospective tenants and guide them through the application process.

Conduct property showings with potential tenants.
-
Screen tenants thoroughly, including verifying credit, employment, and references.
-
Draft and sign lease agreements with tenants.
-
Create compelling property listings to attract qualified tenants.
Property Management Responsibilities
-
Meet with prospective landlords to provide rental evaluations and explain AspirePeak Properties’ services.
-
Record and update landlord and tenant details in property management software (Rent Manager).
-
Conduct property inspections (move-in, move-out, and midterm) with detailed documentation and photos.
-
Coordinate and oversee property maintenance with trusted vendors, ensuring timely completion and follow-ups.
-
Communicate with property owners and tenants to address concerns, provide updates, and maintain strong relationships.
-
Perform regular property inspections to ensure proper maintenance and identify potential issues.
-
Maintain accurate records and documentation for all properties in your portfolio.
Skills and Qualifications
-
Education and Licensing Requirements:
-
MUST have a valid RECA License in Property Management.
-
A valid driver’s license and access to a reliable vehicle.

Experience and Knowledge:
-
Minimum 3 years of experience in rental property management in Alberta.
-
At least 1 year of sales experience and public speaking/presentation skills.
-
Intermediate knowledge of the Residential Tenancy Act of Alberta and related legislation.
-
Familiarity with New Home Warranty Programs.
-
Knowledge of real estate investing (e.g., through networks like Keyspire, REIN, Wealth Genius, or Real Power Ladies).

Technical Skills:

Advanced computer skills, including experience with VOIP, remote desktop, phone apps, Outlook Quick Parts, and calendar management.

Experience with Rent Manager property management software is preferred.

Soft Skills:

Exceptional organizational, negotiation, and problem-solving skills.

Availability to work flexible hours, including some evenings and weekends.

Ability to travel to rental properties and adapt to the fast-paced nature of property management.
