💵 Rent Collection (Every 1st of the month, accounting has the best time this week)

📸 Scheduling Professional Photography & Virtual Tours

🏡 Advertise Rental Listings (means having to know the specific details of the property & area the rental is in, plus coming up with a eye catching ad on multiple sites or signage)

🏘 Showing each and every rental property, average portfolio of a property manager is 60-80 rental units (property managers are considered an essential service)

📑 Lease drafting, collection of security deposit and/or pet fees.

📋 Ensuring Tenants have Tenant Insurance in place and Utilities setup before move in day.

🔑 Move IN Inspection with photo's (usually takes 1 hour before tenant arrives)

🛠 Coordinate Repairs & Maintenance throughout the years (which means having working relationships with plumbers, hvac, electrical, appliance repair/replacement, lawn care, snow removal, handyman & exterior maintenance vendors)

📅 Periodic Inspections

📞 Day to Day Communication with Tenants
