We always get the aged old question of what services do you provide but in reality defining our services does not help our clients understand what we actually do for them. So wouldn't the better question be What DO we help Landlords with?


We are highlighting some high level categories on this page however there is so much more we help landlords with on a daily basis.


  • Marketing your rental property CORRECTLY - who is the ideal tenant demographic? What are the occupancy rules for the property? Do you allow pets, no pets, small pets only, cats only? Are utilities included? What is the parking, yard or laundry situation? What is the square footage of the bedroom? There are so many questions tenants may have in regards to the rental property, we focus on getting your property in front of the correct tenant demographic by answering as many questions upfront as possible in the listing.

  • In Depth Tenant Screening - Our screening process starts with 6 pre-qualification questions for any rental inquires coming into our office. If tenants answers match the ideal demographic for the rental property, a showing is booked to meet them in person and any canine pets. If the tenant wishes to proceed with renting the property an online application is sent to each tenant for further details and proper documents. Our application then scores the tenant based off the information and documents provided. Our team will then update you on how the application scored and if all is good, we proceed with sending off a lease to the tenants.

  • Tenant Communication - we take over and complete all tenant communication that can come in daily, whether that is in regards to renting the property, their lease rules, pet rules or requests, complaints, maintenance & repairs, after hours emergencies, condominium fob/key requests, elevator moving requests. You name it, we deal with ALL communication coming in from the tenant.

  • Photo Inspections - our inspection reports aren't just paper and pencil. They are connected to our property management system/app that allows our licensed property managers to not only take notes of the condition of the property but photos for each area. Ex: Photos of doors (front/back), lights, walls, baseboards, floors, appliances, windows, blinds, cabinets, mirrors, sinks, faucets etc. Our inspections depending on the size of the unit can be up to 450 photos. Don't get dinged because you didn't look behind the door during move out. We got you!

  • Repairs & Renovations - Our extensive list of vetted & experienced contractors help us ensure your maintenance item is taken care of in a timely fashion at a reasonable price. Our owner portal also allows for live updates to be seen 24/7 as soon as they become available. A tenant submits a repair request through the tenant portal with details and photos of the issue. Our team will action within 24 business hours if not an emergency and enter in updates into that ticket for both the owner and tenant to see. Once completed the full invoice with completion photos are uploaded for the owners view only.

  • Legal Lease Agreements - We are a licensed property management brokerage in Alberta under RECA, meaning our team of licensed property managers has the education and experience backing to ensure the lease agreement is valid and doesn't just hold the very basics of what is considered a legal binding agreement under the Residential Tenancy Act of Alberta. Don't get stuck because your missed the very basics, we can help!

  • Residential Tenancy Act Compliance - Google Search is a wonderful tool but what are the truths and the realities of the Residential Tenancy Act of Alberta. As licensed property managers we will help landlords navigate the nuances of the tenancy law and every other law that the RTDRS (Residential Tenancy Dispute Resolution Service) will fall back on such as the Minimum Housing & Health Standards or PIPA (Personal Information Protection Act).

  • Evictions - Evictions can be stressful for all parties involved, however we are here to help make the process as easy and stress-free as possible. If our team is unable to get a hold of the tenant for late payment to make payment plans approved by the owner, a 14 day notice gets posted on the door. Should additional steps be required such as notice of entry, or court scheduling date. We will be here to help guide you through that court process.
